Subject: Welcome to 2026 at River Bluffs!

We, your River Bluffs Committee (RBC), wanted to re-introduce ourselves and apprise the community of key activities we will undertake for 2026.

The committee was created by the River Bluffs Development Corporation (RBDC) to provide resident input and advice to the developer and to the HOA management company (CEPCO). The five members are volunteers selected by the RBDC. The RBC serves in an advisory capacity only and meets monthly with the developer (represented by John Lennon) and the HOA manager (represented by Lotti Teachey). Current RBC members and their focal points and committee assignments are:

Jim Gulley (Club Express), Ron Haynes (Facilities), John Morgan (CAR), Rona Simmons (Finance), and Alex Stewart

Other Committees and a Proposed Landscape Committee:

Four permanent resident-staffed committees work directly with the RBC. They are, the Facilities / Maintenance Committee, the AED Committee, the Communications Committee, and the Finance Committee. In addition, property modifications are governed by the developer-selected Architectural Review Committee. Given that landscaping is one of the most important features of our community, and our single largest expense, for 2026 we are establishing a Landscape Committee and seeking volunteers to staff the Committee. At the same time, due to turnover we have a need for other volunteers on the Finance Committee and the Architectural Review Committee.

2026 Key Activities Planned:

As noted in recent River Bluffs Meeting Minutes, we will be reviewing and rebidding our landscape contract this year. The review will be a significant effort with several contractors invited to visit our community and respond to a Request for Proposal.

Further, to guide the RBC in its activities for 2026, particularly with regard to prioritizing major improvements or expenses, in the next few weeks we will survey residents about their key issues and concerns. You will receive the very short online survey by email and anonymous responses will be collected online. We hope everyone will participate. The results will be compiled and shared once complete.
